How do I pay my security deposit?
Tenants can pay security deposits by check and mail to the address listed below. All checks should be made payable to Lex Properties, LLC.

How Do I Pay My Rent?

Tenants can pay monthly rent by logging into their Buildium account and paying their rent electronically.

When is my Rent Due Each Month?

Monthly rent is due on the 1st of each month. Rents not received by the 5th will be charged a $50.00 late fee. If Company has not received rent and late fee in full on or before the tenth (10th) day of the month then Resident shall pay an additional late charge equal to ten percent (10%) of the amount past due, and such late charge will immediately be due and payable as rent pursuant to the terms of this Lease.

How Do I Log onto My Buildium Account?

After you have successfully completed a move in walk through meeting with the property manager, you will be sent an e-mail to set up an account on Buildium.com. Here, you will be able to access all property information, as well as pay rent and submit maintenance requests. Listed below are the directions to follow once you have received the Buildium account set up e-mail.

The e-mail you receive will contain a username (the e-mail listed on your rental application) and a temporary password. Scroll down to the bottom of the e-mail and click on the link that says Sign In.

Once you have opened the link, on the right-hand side of the page will be a box where you will enter your username and password. Enter your username and password and then click Sign In.

A new page will open asking you to create a new password. Please create a new password for your account.

Once you have successfully created a new password, you will be logged into your Buildium account where you can access all financial information and submit maintenance requests. Please take some time to explore your account.

When Do I Need to Switch Utilities in My Name?

Tenants switch utilities (water & electric) into their name effective with commencement of lease and e-mail proof to our office 5 days before taking occupancy. Both Ky Utilities and KY American Water will provide tenant e-mail verification upon request and this e-mail can be forwarded to our office.

Which company do I contact to set up electric?

Campus Homes are all electric units. Tenants may contact Kentucky Utilities at 1-800-981-0600 to apply for service. Tenants may be asked to bring a copy of their lease and driver’s license to the address listed below.

How do I set up my water and sewer?

To apply for water and sewer, tenants may contact Kentucky American Water Company at 859-268-6300. Tenants may be asked to bring a copy of their lease and drivers license to the address listed below.

How do I set up my cable and internet?

To apply for cable and internet, tenants may contact Time Warner Cable (formerly known as Insight communications) at 859-514-1400. Tenants may be asked to bring a copy of their lease and drivers license to the address listed below.

Note: Lex Properties does not allow satellite installation in ANY unit. If a satellite dish is installed, Lex Properties will charge tenant for removal and damage repair to unit.

How do I receive mail?

For you to receive mail at your campus house or townhome you will need to submit a change of address with the post office. There are two ways to submit a change of address:

Online via www.usps.com or fill out a change of address in person at the post office.

Townhomes Only: Once you submit a change of address, you will need to call the post office to arrange a time to pick up your mailbox keys. You will need to bring a copy of your lease in order to pick up your keys. The address and phone number for the post office is listed below.

What do I do if one of the Emergency situations below arises?

An emergency if defined as: Emergency: A situation that poses an immediate risk of health, life, property, or environment. If any of the following situations occur at your unit:

*Fire
*Water Leak
*Theft

You are to immediately call 911 for Fire or Theft and then call the office at 859-523-8612. Water leaks are to be reported to the office immediately at 859-523-9612.

How do I receive a parking permit?

Parking Permits will be distributed to each unit at scheduled walk through. Parking Permits should be posted on each car windshield immediately after they are received in a location that is visible up to 10 feet away. Please review the list of parking rules below:

Only residents of Campus Houses are allowed to park in parking lot. Again, parking permits must be visible, or it will be assumed the vehicle belongs to a visitor and will be towed.

Visitors may utilize on-street parking. If a visitor parks in residential parking spots, they will be towed. Only Lex Properties tenants are allowed to park in lot.

How many parking permits does each unit receive?

Each unit will receive 1 parking permits per tenant.

What happens if a visitor’s car is towed?

If a car is towed, it will be towed to the address listed below. Rates will vary on impound and towing.

When and where does trash pick-up?

Campus Homes: Trash containers are to be placed on the street in front of home Sunday evening for Monday morning pickup. They are to be moved to back of home by Monday evening. Townhomes: Each unit will be responsible for taking out their own trash. A dumpster is located on the East end of the property between buildings 3 and 4. Trash pick-up is twice a week. Do not put furniture or bedding in the dumpster. Place these items next to dumpster and e-mail the office so we can call for a special pick-up from LFUCG

No trash is to be left on front or back porch of any rental. Must be discarded in the appropriate container.

How do I issue a maintenance request?

Tenants can issue a maintenance request by logging into their Buildium account and submitting a maintenance request.

After logging into your Buildium account, at the top of the page you will see the words Contact Us. Click on this.

When the new page pops up, in the center of the page you will see a link titled Submit a new request. Click on this link.

In the summary box, please list your name, unit number, and a title of the problem. In the description box, thoroughly describe exactly what the maintenance issue is. If you have any pictures you would like to submit, please do so in the Attachment box. When you are finished, please click Submit.

Within 24-36 hours of your submission, the property manager or a member of the maintenance team will be in contact with you about the request.

When will my maintenance request be answered?

The property manager will respond to your maintenance request within 24-36 hours of request submission by e-mail response.

Do I need to change the air filters?

No. Maintenance will visit each unit one time per month to change air filters and inspect safety and cleanliness of each unit. An e-mail notification will be sent out one week in advance, notifying each unit of the date and time that maintenance will be visiting. A colored tag will be left in the unit on the kitchen counter to indicate that maintenance has visited the unit.

Am I responsible for changing the batteries in the fire alarm?

Yes. Batteries in the fire alarm must be changed every 6 months. Each unit’s fire alarms take two AA Batteries each. A chirping noise will emit from the fire alarm indicating batteries need to be changed.

Am I responsible for changing the light bulbs in my unit?

Yes. If a light bulb burns out, it is the tenant’s responsibility to replace the light bulb. The light fixtures in each unit hold up to a 100 Watt Light Bulb.

Note: If a maintenance request is submitted for a light bulb exchange and maintenance comes to replace the light bulb, that unit will be fined $25.00.

What do I do if I am locked out of my unit?

If you are locked out of your unit, you will need to call the office at 859-523-8612. You will be charged $25.00.

Can I have back porch furniture?

Yes. Each unit may have outdoor furniture on back porch only. If outdoor furniture is seen on the front porch of the unit, tenants will be asked to remove the furniture immediately.

Am I allowed to have a grill?

Yes. Lex Properties allows gas and charcoal grills on the back porch only of Campus Housing and Burley Avenue Townhomes. Grills must be placed three feet away from privacy fence and must not be placed against the housing unit. If a grill is seen up against a housing unit, tenants will be asked to remove the grill from the property immediately and permanently.

What are the noise ordinance rules?

Quiet hours are from 10:00 pm – 8:00 am, Sunday – Thursday, and all hours during mid-terms, finals, and dead weeks.

How do I issue a noise complaint?

If you have a noise complaint, please issue a maintenance request through your Buildium account. Please include the date and time of the noise infraction, the location the noise is coming from (if from another unit, please include that unit#). A brief explanation needs to be included describing the noise being heard (i.e. loud music, voices, arguing etc).
